Wellington Management, Inc. is a well-established real estate management firm with over 40 years of experience. We manage a diverse portfolio of 100+ commercial and residential properties across 24 communities in the Twin Cities metropolitan area.
We are currently seeking an Assistant Residential Operations Manager to support a brand-new, 155-unit apartment building in Minneapolis. This is an exciting opportunity to be part of a new community from the ground up, assisting with leasing efforts and ensuring smooth daily operations.
Position Overview
The Assistant Residential Operations Manager will work closely with the Regional Operations Director to oversee the property’s leasing and daily operations. This role requires availability on the first and last day of each month, as these are critical times in property management. Responsibilities may vary based on the size and type of the property.
Key Responsibilities
In compliance with Fair Housing laws and regulations, this role will:
- Assist with the leasing of the new building, ensuring strong occupancy.
- Build and maintain strong communication with residents.
- Record and track maintenance requests, ensuring timely resolution within 24 hours.
- Collect and record rent payments, updating the rent roll accordingly.
- Address and resolve resident concerns professionally, including after-hours issues.
- Show and lease available apartments to prospective residents.
- Assist with marketing and community outreach efforts.
- Process lease applications, schedule move-ins, and conduct move-in inspections.
- Maintain resident records, update profiles, and assign parking spaces.
- Manage amenity bookings (party room, guest suite), collect fees, and inspect for damages.
- Utilize Yardi and Rent Café for accurate property data entry.
- Conduct move-out inspections and process security deposit refunds per state law.
- Ensure office organization and a professional environment for visitors and residents.
Supervisory Responsibilities
In the absence of the Regional Operations Director, the Assistant Residential Operations Manager will oversee the on-site team.
Our ideal candidate will have:
- High school diploma (higher education preferred).
- Background in administration, accounting, or bookkeeping (a plus).
- Experience with affordable housing compliance paperwork.
- Strong verbal and written communication skills.
- Proficiency in Microsoft Office, Yardi, and Rent Café.
- Ability to work effectively with residents, problem-solve, and maintain a customer-focused approach.
Physical & Work Environment Requirements
- Ability to operate a personal computer.
- Must be able to lift up to 20 lbs.
- Valid driver’s license and ability to drive.
- Must be able to walk stairs and conduct regular property inspections.
- Primarily an indoor office environment, with occasional outdoor tasks as needed.

Pay: $45,000.00 - $55,000.00 per year
