We are seeking to fill an Assistant Residential Operations Manager position for a Minneapolis apartment building (187-units total).
The Assistant Operations Manager will assist the Regional Operations Director with the daily operations of the site. Due to the nature of the property management industry, this position must be available to work the last day and first day of each month. The actual job responsibilities may vary depending upon the location, size and type of site.
The Assistant Residential Operations Manager position will be responsible for the following, adhering to all Fair Housing laws and regulations:
- Work with residents in establishing good communication.
- Record completed work requests, verifying 24-hour completion, calling the resident if there is a questions or problem.
- Collect & record rent and update the rent roll.
- Handle resident complaints and problems during and after hours in a professional manner and in accordance with Wellington policy.
- Show and lease apartments.
- Assist with marketing and outreach efforts as requested.
- Process leases and applications; schedule move in dates.
- Code entry-way system with resident phone number.
- Assign parking spaces.
- Check resident into his/her apartment completing the required move in checklist; take notes of maintenance or special requests.
- Keep record of all complaints; file information in resident file and master file.
- Ensure compliance with WMI policies and procedures.
- Keep an inventory of offices supplies; request needed supplies.
- Update resident profile list.
- Book party room and guest suite; collect fees, inspect before and after to assess any damage.
- Utilize key logs per Wellington policy.
- Type, answer phone and complete all assignments as directed by the Senior Residential Operations Manager.
- Utilize Yardi and Rent Café ensuring up to date and accurate data entry of all property related information.
- Conduct move-out inspections, process security deposits in a timely manner and in accordance with state law.
- Maintain the Community offices in an orderly and controlled manner such that a responsible and respectful attitude is reflected to visitors, telephone callers, residents and others entering the property.
Supervisory Responsibilities
- When the Regional Operations Director is not available, the Assistant Residential Operations Manager will be responsible for the supervision of the entire staff.
Our ideal candidate will have the following attributes:
- High school education.
- Accounting/bookkeeping and administrative background helpful.
- Experience with affordable compliance paperwork.
- Personal computer skills.
- Good verbal and written communication skills.
- Ability to work and understand the problems and various needs of residents.
- Experience with Yardi, Rent Café and Microsoft suite.

- Work environment is primarily an indoor office environment but does include outdoor work as needed.
