Wellington Management, Inc. is an established 40-year-old real estate management firm, managing a portfolio of 100+ commercial and residential buildings in 24 communities of the Twin Cities Metropolitan area. We are seeking to fill a Residential Leasing Specialist position, for a 189-unit residential building in Minneapolis.
As a Residential Leasing Specialist, you’ll play a crucial role in helping individuals and families find the perfect place to call home. You’ll be responsible for managing the leasing process, conducting property tours and building strong relationships with prospective tenants. Your exceptional customer service skills and in-depth knowledge of the local real estate market will be the key to success in this role.
Key Responsibilities
- Greet and welcome all prospective residents warmly.
- Respond timely, to inquiries promptly, via phone, email or in-person to address questions and schedule property tours.
- Keep accurate records of both phone and walk-in traffic.
- Guide prospective residents on tours of available units and community amenities, highlighting key features and benefits to match their needs and preferences.
- Screens rental applications and qualifies potential residents.
- Prepare leases for future residents.
- Assists with renewals
- Complies with all Federal and local Fair Housing regulations and ordinances.
- Assist with questions, maintenance requests, and payment of rent.
- Maintain a professional front office, assisting in administrative tasks as needed.
- Assist in managing special events at your property.
- Perform marketing activities, including opening and closing models, weekly review and update internet ads, update monthly Comparative Marketing Survey, etc.
- Proactively recommend marketing and advertising strategies to ensure proper traffic levels.
Our ideal candidate will have the following attributes:
- High School or equivalent education. Sales and/or other customer service experience preferred.
- 1-2 years of Leasing experience preferred
- Demonstrates excellent organizational and communication skills (both verbal and written). Ability to communicate in English both verbally and in writing.
- Basic math skills for calculating rent payments, deposits, application fees, pet fees, interest, etc.
- Must be familiar with computers and computer programs such as Word, Excel, etc.
- Strong interpersonal skills with the ability to collaborate effectively across diverse personalities and situations while maintaining a friendly, approachable and professional demeanor.
- Professional appearance at all times.
- Ability to focus on established goals and sales requirements.
- Ability to work a flexible schedule including weekends.
- Yardi experience preferred but not required.
Other Information
Hours may vary. Employee must be available to work a combination of weekdays and weekends as business activity dictates. Employees will be expected to attend and/or work at all resident and marketing functions in addition to regularly scheduled work hours. Due to the nature of the property management industry, this position must be available to work on the last day and first day of each month.
